- Unless otherwise agreed, the house will be prepared ready for
the renter at a time after 4pm of the first day of the contract
period. The villa will be clean and tidy, with a clean set of linen
on pre made beds.
- All the equipment will be functional and if the renters find
that anything is not working properly, then the management company
must be informed to rectify the problem. The owner must take
reasonable measures to ensure that everything in the villa is
functional, however, should anything prove to be defective, then
this alone will not be deemed as a breach of condition of the
contract. The owner must make arrangement to have the problem
resolved as soon as is reasonable.
- The owner undertakes to ensure that all photographic and
descriptive material are a true representation of the villa and its
contents.
- The owner cannot be held responsible for any disruption of the
renter’s vacation caused by events, whether natural or man made
which are beyond the control of the owner.
- The renters undertake responsibility to take reasonable care of
the property and its contents and agree to be liable for any damage
incurred during the stay. The renters shall not remove any of the
fixtures, fittings or equipment from the villa.
- No animals shall be brought into the house without prior consent
from the owner, and if such permission has been granted, then it is
the renter’s responsibility to ensure their pets do not cause any
damage, mess or leave accumulation of animal hair.
- Should the villa be left in a state that prevents the next
guests from taking procession of the property at the appropriate
time, then the renter will also be responsible for any direct loss
of income resulting from their actions
- Unless otherwise agreed the renters agree to vacate the premises
by 10am, secure the house and place the key back into the secure
box.
- Payment will be made by agreed means not less then eight weeks
before the date of travel, or upon booking if the travel date is
less than the eight-week period.
- A non-refundable deposit of 10% of the agreed rent is payable
upon booking if the full amount is not due. Cancellations made after
the eight weeks period prior to travel may result in the forfeiture
of the full rent, any refunds being at the discretion of the owner,
and the ability to re-let the villa.
- The owner will communicate to the renter, directions to the
villa and supply both the codes for the key box, security alarm and
safe.
- The owner shall ensure that the villa is fully equipped and
ready for occupation. All domestic appliances must be present and in
full working order.
- The renter accepts full responsibility for the safety of all
guests while in the villa or pool area. Special care must be taken
to ensure all minors are supervised at all times while in the pool
area. No glass objects are to the taken onto the pool deck and all
guests must vacate the pool area during thunderstorms.
- The renters undertake not to set the Air Conditioning below 76°f
as this can cause damage.
- The management companies instructions kept in the house are
deemed part of this contract.
- Security Deposit - a refundable deposit of £200/$300 is payable
along with the final payment for the villa. You are responsible
for damages beyond “reasonable wear and tear”, it is therefore
important that you report any problems or deficiencies to the
management company as soon as possible. In the event that any damage
or loss is assessed to be in excess of the amount of security
deposit held, then you will be held responsible for the full
reimbursement of the outstanding amount within 14 days of written
notification by us, the owners.
- The names of the guests are to be including on the booking form,
and no one apart from the named guests can stay in the villa without
the prior consent of the owner.
